What Every Seller Needs To Know - 25 Things To Do Before Your Photographer Arrives

  1. Replace Light Bulbs. There’s nothing worse than going to turn on a lamp and nothing happens.

  2. Make Beds Neatly. Neatly is the key here. There’s nothing worse than capturing that perfect master bedroom shot and noticing the sheets are hanging out from underneath that gorgeous bedding - college dorm room style. Definitely takes sophistication down a few notches.

  3. Put Away All Coats & Shoes. The exception to this rule is if you have a mud room or closet nook you plan to de-clutter and stage - think HGTV style, with a cute hat and bag hanging on hooks with a pair of Hunter rain boots on the floor.

  4. Remove Personal Items. This covers personal photos, shampoo bottles and razors from the shower/tub, medications, mail with personal information, diplomas, etc…

  5. Clear The Floor. Especially in closets, leave the floors completely empty and clutter free. Use the shelves and racks only to store items, with the exception of a basket or two. This applies to bedrooms as well. Your main furniture pieces (and a plant or two) should be the only items on the floor. This will give the illusion of a larger space.

  6. DE-CLUTTER! ‘Negative Space’ is so important. This is simply 1/3 empty space on shelves, in closets, pantries, storage spaces, etc. This gives the illusion there is ample storage in the home - plenty of space for your new buyer’s belongings.

  7. Open Curtains and Blinds. Let that light shine in. It makes for beautiful photography.

  8. Turn On ALL Lights And Lamps. Most of our photographers choose to have all lights and lamps turned on to achieve the desired brightness. Turning on lamps/lights ahead of time will help your photographer move more quickly through the house. Depending on the sun and your space, natural lighting may also be used.

  9. Turn OFF Televisions and Ceiling Fans. Moving objects and still photography just don’t mix.

  10. Remove All Pet & Pet Items. Not everyone is a pet lover. And for those with allergies, evidence that you have pets may deter them from even scheduling a showing! So pack it up and stick those beds, bowls, and toys in a closet before your photographer arrives.

  11. Toilet Seats Down! “Eww, David!” Toilets are just gross…please put the seat down for photos.

  12. Remove All Bath Mats. And fold towels neatly like you would see in a hotel.

  13. Clear and Clean All Surfaces. kitchen counters, nightstands, bathroom counters, and desks.

  14. Remove Magnets/Art From Fridge. appliances are a selling feature - don’t hide them!

  15. Remove Unnecessary Furniture & Decor.

  16. Remove Cars From Driveway.

  17. Sweep Porches and Decks.

  18. Blow Leaves/Debris Off Driveway and Sidewalk.

  19. Pressure Wash Exterior (if needed).

  20. Remove Bikes and Toys.

  21. Remove Hoses and Tools.

  22. Hide Garbage Cans. This applies to outside, kitchen, and bath trashcans.

  23. Tidy Up Landscaping.

  24. Remove Grill Covers.

  25. Open Up Patio Umbrellas.
