Photographing a Raised Beach House on Edisto Beach

Edisto Beach sells a feeling before it sells a floor plan. Buyers scrolling a listing on Palmetto Boulevard already know they want slow mornings, a porch, sandy feet and a short walk to the water. The photos have one job: prove this house delivers that life.

In September our Charleston team photographed 505 Palmetto Blvd for Van Leer Rowe with Carolina One Kapp Lyons Group. It's a classic raised Edisto beach house with a screened porch, a big palmetto lined lawn, a butcher block kitchen and covered space underneath for picnic tables and rocking chairs. Here's how we approached it, and what any agent listing a raised beach house can borrow.

Start with where the house sits

On the coast, location is the first question every buyer asks, and a ground photo can't answer it. So the Reel opens in the air, with the beach, the road and the rooftops in one frame, then drops to a straight on drone shot of the house. Buyers understand the setting in a second.

For beach listings we fly a mix of angles: one that shows the house with the ocean beyond it, a few higher shots that show the stretch of beach and the neighborhood, and a straight shot of the shoreline itself. Those beach shots do double duty. They sell this house, and they sell Edisto to buyers who are still deciding on the island. Our drone work around Charleston follows the same plan on Kiawah, Seabrook, Folly and the Isle of Palms.

Shoot the porches like rooms

On a raised beach house the porches are where people actually live, so we treat them like rooms. At 505 Palmetto the screened porch got a full set: the rockers, the bench, the light coming through the screens, and the view out toward the street and the trees. The upper deck got its own frame with the rocking chairs and the neighboring houses toward the water.

A few things make porch photos work:

  • Sweep the floor and clear the cushions, towels and toys that collect out there.

  • Line up the chairs so they invite you in, facing the view.

  • Leave the porch lights on but stop the fan blades, since spinning fans blur.

Don't skip the space underneath

The covered area under a raised house is a selling point that a lot of listings ignore. Here it's set up with picnic tables, rockers and an outdoor shower, which is exactly what a beach family pictures after a day on the sand. We photograph it straight on, clean and bright, so it reads as usable living space and not as a carport.

Before the shoot, bins, coolers and beach gear should go in the storage room or out of sight. If you want the full prep list, our pre shoot checklist covers it room by room.

Let the inside feel like the beach too

Inside 505 Palmetto, the living room runs into the dining table and the kitchen, with a long butcher block island in the middle. We shot it from the corner that shows that whole line in one frame, because buyers of beach houses want to know the family can all be in one room. The kitchen got a tighter frame on the island, since that wood counter is the detail people remember.

Bedrooms in a beach house rarely need many angles. One clean frame per room, beds made tight, blinds even, lamps on. Save the time for the porches and the views.

Close with the twilight

The twilight exterior is the image that stops the scroll. Warm windows, the lit space under the house, a sky with color in it. At 505 Palmetto it closes the Reel. Twilight and drone come with every Listings In Motion package, so there's no reason a beach listing should go to market without both.

If your listing might rent

A lot of Edisto buyers are thinking about rental income. Photos that show sleeping space, the porches and the beach access help them run the numbers in their heads. If the owner rents it, the same shoot can feed the rental listing too. Our vacation rental photography page covers what hosts need, and there's no up charge for rental properties.

Listing at the beach this fall?

We photograph Edisto, Kiawah, Seabrook, Folly, the Isle of Palms and the rest of the Charleston area every week, with photos, drone, twilight, video and floor plans from one team, and Pay at Close when you need it. See everything we offer, or book your shoot online and we'll lock in a date.
